We here at Aamion often get asked what we find in Cleaning Out a Deceased Estate.

Washing line.

Remove all the pegs, makes the real estate photos look better and property liveable. If the old hills hoist cant be raised and people may walk into in at inspection simply bend up all the arms, no damage to the washing line and can be pulled back down at a later time.

Leaking taps. If the tap needs new washers and continues to leak, simply turn off main water. The main is often in the front yard of the property with the water meter, turn the tap closed, check the meter if its still spinning shows there is water flow and only turn it on when you need water to prevent leaking taps, pipes and shower heads. This helps to stop mould growing in damp areas while the Deceased Estate is on the market for sale.

Turn power off when leaving, to reduce costs, stop lights and other appliances running, makes property safe if electric blanket, heater etc if left on unknowingly.

Open windows, allow maximum airflow and sunlight in the property to help reduce dust and musty smell often-left in unoccupied houses and deceased estates. Could consider leaving a key with the neighbours if contractors etc are coming and going from the house.

Spread mouthwash on mopped floor to remove odours and warm nil odour on cooktop to remove odours in kitchen. Nilodour is small brown bottle sold at most supermarkets in the cleaning isle in a purple and white cardboard packaging and works wonders to eliminate odours, just don’t over do it.

The Government has recently announced a major new compliance issue for all businesses that are involved in the building and construction industry.

This change to legislation impacts your business from 1st July 2012.

 

Depending on your business situation there are 3 possible scenarios:

 

 

1/ If you are a user of subcontractors in the building and construction industry:  

 

From the 1st July 2012 you will have to report to the ATO all payments made by your business to subcontractors you engage to supply building and construction services to your business.

2/ If you are both a supplier of goods and services to the building and construction industry and use subcontractors as well:

 

From the 1st July 2012 you will have to report to the ATO all payments made by your business to subcontractors you engage to supply building and construction services to your business and as you are a subcontractor receiving payments for supplying building and construction services to the building industry your income payments will be reported to the ATO and will be matched with the income you declare on your tax returns.

3/ If you are a supplier of goods and services to the building and construction industry

 

If this is your situation you need do nothing, but be aware that from 1st July 2012 your income from subcontracting is going to be reported to the ATO and will be matched with the income you declare on your income tax return.

 

What has to be reported?

 

·         The ABN of the contractor

·         The Name and Address of the Contractor

·         Gross amount paid for the financial year (including GST)

·         Amount of GST included in any payments

When does this information have to be reported to the ATO?

 

The taxable payments annual report is due for lodgement with the ATO by the 21st July each year.                                                                                                                         

What are included as building and construction services?

Building and construction services include any of the activities listed below if they are performed on, or in relation to, any part of a building, structure, works, surface or sub-surface:

Alteration

Improvement

Assembly

Installation

Construction

Maintenance

Demolition

Management of building and construction services

Design

Modification

Destruction

Organisation of building and construction services

Dismantling

Removal

Erection

Repair

Excavation

Site preparation

Finishing

 

What you do not need to report?

·         Payments for materials only. You are not required to report on payments where the invoices are for materials only, such as building supplies and materials.

·         Unpaid invoices as at 30 June each year. Do not report any unpaid invoices as at 30 June each year. For example, if you receive an invoice in June 2012, but you do not pay that invoice until some time in July 2012, you report that payment in the 2013-14 Annual Report.
 
 
After a great Christmas break we are back at it for 2012 with some of our biggest Deceased Estate's yet, from dirty rooms, to houses coved in trees and vines barely visible from the street.
