Ebay.I have spent the week looking at furniture and contents that we often find in a property being cleaned out ready for sale.White goods, such as this fridge I have been watching, is only fetching a few dollars despite being in good working order. Would that alone cover the costs of time taken to list item on ebay? Let alone ebay fees, arranging a time for the fridge to be collected and moved from the property? Next item I have been watching is a LG 50 Inch plasma tv. Currently at $100 that could be considered a bargain. The details state "Please note winning bidder is to pick up item and load themselves, so you will need to bring at least one other person with you to help lift. This is relisted as the previous winner of this expected me to help lift and could not bring anyone with him to help. Due to health issues i will not help lift so please no messages requesting this.Please note serious bidders only, if u bid u buy, unlike last person." These are random items if have found on ebay. Another is a Bongo Drum, selling for $26 dollars currently. The price of these items would be very surprising for some that the work required can result in such little reward.2. Gumtree Gumtree is a free marketplace for selling goods that is owned by ebay yet has a great mobile app and broad range of advertisements, where price is mostly negotiable and most buyers want to come and inspect the item before purchase. Great free way of selling household goods but can often be overwhelming with response or none at all. Need to set times for pick up or be willing to return beck to the property several times for each item.3. Auction HousesGaining popularity through shows like 'American Pickers' there are several major furniture and goods auction services throughout each state. They ask for a initial listing fee and approx 12% commission from sales. 4. DonationAnother option is to donate the unwanted furniture and goods to a charity. There are numerous services that offer free pick up service that needs to be booked in two weeks to one month ahead of time. The pick up travels to designated areas each day, i.e. inner city Monday, western suburbs Tuesday, southern suburbs Wednesday.The furniture is either sold to raise profits for the charity organisation or placed into needing homes such as young drug rehabilitation. Another great way of giving back to the amazing country we live in. 5. Garage saleAnother option is to print out some signs for the local area, list online and have a garage sale at the property. This could be a long days work of people trudging through the property but another simple way of selling off contents from a deceased estate. This week with Aamion we are helping a friend remove a old fig tree that is dropping lots of waste on his concrete at his Cafe in Elwood.
Removing the contents of a shed that is falling down that another Estate Clearance company failed to do as part of cleaning out a property ready for sale.
Aamion is also finishing off the work of a fellow Waste Removal and Estate clearance company "Harry Half Job" who did a poor job cleaning a house in Sandringham that was full of waste ready for sale. The house was dirty with significant hoarding but the property is still in a state that could not be brought onto the market due to the odor and waste still in the property.
Later this week we are removing all the property contents from a Deceased Estate in Ivanhoe where the family lives interstate so we provide them with detailed before and after shots of each room, alongside shipping any letters and financial documents to them interstate.

There are a few simple steps and work you need to consider in order to bring your Deceased Estate Ready for sale. Contents Removal , Cleaning, Repairs, Landscaping, and looking after yourself.

Here are a few simple ideas about where to start, what to do and getting help to clean out a property ready for sale.
Accounts: Try and keep utilities such as power, water and gas on as long as you can so you can use vacuums etc, have hot water for cleaning and washing hands, gas for heating water. Most bills can be paid via b-pay and over the phone via credit card so its possible to keep the utility bills in the name of the deceased and just keep them up to date to avoid disconnection.
Power to keep the lights on for inspections and real estate photos is also a great help.
Mail: Ask a neighbour to collect the mail to avoid the overloading the box and showing local thieves the house is un-occupied. Australia Post also has a re-direction service to have the mail sent elsewhere.
Contents: Send some time to sort through was is to be kept, given to others, donated and disposed of. A quick little excel list can be help with transparency for all family members.
If you can arrange a time for all family members to meet and assist with the removal of contents from the Deceased Estate, it makes light work of the job, can help each other with boxing, packaging, carrying large items etc.

Most charities offer a pick up service for large items but they are not the most straight forward. Charity Collection need to be booked several weeks in advance, they have one day of the week per area in Melbourne and Sydney, i.e. Northern Suburbs Thursday, and then pick and choose what they will take on the day. The Charity also require a large timeslot for attendance whilst you are there. Just a few points to consider as part of your Deceased Estate Clean Up.
As with other Aamion blog posts about Estate Clearance, Health and Safety comes first. You need to consider yourself and the result of your actions on others. Please Wear Gloves, dust mask, boots and long protective clothing when cleaning out sheds and dirty rooms etc, buy quality equipment, just like everything you get what you pay for, cheap masks don’t seal properly, elastic snaps, gloves wear out.. Always wash your hands thoroughly before eating and after leaving the Deceased estate clean up work. Give yourself time to rest, regular breaks, eat and drink well, bring a radio a friend, cleaning out a deceased estate can be emotionally overwhelming. Death is unavoidable, uplifting and universal. Once the contents of the estate have been removed its time to move on to the cleaning and preparation of external property ready for sale. When cleaning the outside of the property always start from the top and work your way down, no point in cleaning the windows when you later clean out the gutters and drop the muck on the windows. Start with the roof and gutters, remove overhanging trees, grass and junk in the gutters, move on to the spider webs under the eves, best removed with a cobweb brush with large bristles so not to smudge the mess over the house. Cleaning the windows makes a he improvement to the property. It maybe worthwhile to consider some help to cut back and clean up the garden. Many gardens from deceased estates have waste in amongst the long grass that can damage your mower and brush cutter. You never know what you may find in amongst a lifetime of possessions from a Deceased Estate. As always take care in sheds and laundry’s with unmarked chemicals etc. they often don’t mix well and don’t spill them. Remove all the waste from the garden beds and lawns, start from the top again and cut back trees to expose the house. A quick layer of bark throughout garden beds can make a huge difference to the appearance and value. The Deceased Estate then looks neat and tidy ready for sale. Removal of property waste and contents from a Deceased Estate This week with Aamion Estate Clearnace we are working hard in NSW and Victoria to clean 5 properties ready for sale.
One property in Melbournes eastern suburbs has had most items removed but there are still bric-a-brac and kitchen items remaining before the new owners move in. Aamion remove all contents then clean the property ready for sale or lease.
The second property is a large family home that has over 35 years of junk accumulated. That's using the families terms. Huge amounts of tyres, pots, timber and more on the roof, under the house, spare rooms full of bedding and old cloths and much much more. The best solution for the large quantity of waste is to bring our bobcat in to carry out all the heavy lifting and moving of goods. The machine can also help us to reduce the size of the loads and waste materials.
The house contains about 63 cubic meters of waste which Aamion will remove, then clean the property in one day. No jokes. One day in and out so you can move on with what needs to be done and get the property on the market.
